What are the lease terms?
Our standard lease term is 12 months. Any advertised special pricing may be based on a longer lease term. For shorter lease terms standard pricing would not apply.
What does it cost to move in?
Move in funds required are the first month’s rent and security deposit. The security deposit amount can vary depending on promotions offered and/or tenant screening results.
Are utilities included in the cost?
Cold water is included in the monthly rent amount! Electricity, cable, and internet are the responsibility of the tenant.
What’s your pet policy?
We are a pet friendly building! The additional cost of having a pet occupy your unit can vary based on pet type, breed, size, etc.
How about your guest policy?
Guests will be allowed access to your unit by the front desk.
Do you require renter’s insurance?
Yes, we do. Specific requirements will be in the lease document and can be discussed with your leasing agent.
How do I pay the rent?
Paying rent will be very easy through your online tenant portal!
How are repairs taken care of, especially in an emergency?
Non-emergency maintenance requests can be submitted through your online tenant portal and you will be contacted by a staff member within 24-48 hours to set up a service
How secure is the property?
Access is only allowed by the main entrance and there is a 24-hour attendant. The building elevators are also only accessible by fob.
How often does rent go up?
By how much? There is a standard rent increase built into the lease, but this is also a negotiable term at the time of lease renewal.
What is the parking situation?
Assigned garage parking is available on a first come first serve basis.
Is there public transportation close by?
SEPTA busses and subway (Broad Street line) both stop at the corner of Broad and Ridge. Visit http://www.septa.org/ for more information.
Is there a convenience or grocery store close by?
There is a 15,000 square foot Aldi Grocery store within The Shops at Broadridge.
How do I receive my mail?
Every unit has its own mailbox and any packages received are held for you by our front desk.
Is there a doorman onsite, what are their hours?
Yes, the doorman is on site 24 hours/day.
What is your trash recycling policy?
We follow the City of Philadelphia recycling guidelines.
Do you have bike/bicycle storage/room/locked area?
Yes, there is a fully secured bike storage area you can access via fob 24/7.
